These factors may make it possible to turn a portion of your home’s value into cash with a federally-insured Home Equity Conversion Mortgage (HECM). A HECM is a government-guaranteed loan that’s only available to homeowners over age 60. It’s like a regular home mortgage—except there aren’t any monthly mortgage payments due for the entire time the seniors live in the house. All repayment is deferred until after the senior(s) have permanently moved out. Any funds you borrow from your home’s equity will not be counted as income for *tax purposes. There are no restrictions on what you do with these funds. You can use these funds to pay a caregiver’s salary, medical bills, home renovations — even buy a car, or pay for college tuition. You can also arrange for it to be held as a line of credit, ready to use whenever it’s needed

However, for the seniors with limited income, the major issue is to get funds for hiring all timer caregiver or nursing home care in their homes.
