Florida insurance companies have instituted stricter policy requirements because of the recent weather-related claims. Finding an experienced home inspector to perform a comprehensive Four Point report should be your first line of defense. A complete roof, HVAC, plumbing, and electrical inspection will determine the condition of these systems and alert you to the need for any improvements. Your insurance coverage approval will be based on the findings in this report. How those findings are related to the insurer makes a difference. Most issues are minor and are easily corrected. So the Four Point inspection has been completed and you have insurance. Next is the Wind Mitigation form. This form identifies construction features of the house that can lower your premiums. This inspection looks at the roof shape, roof coverings and the doors and windows in the house. We look for how the roof rafters or trusses have been attached to the exterior walls. Did the builders use hurricane straps or “clips” that provide extra strength? Are the windows and doors impact rated or have shutters that can protect them? This is where experience and knowledge is most important. Knowing how to determine the ratings of your building materials is crucial to you saving money. Make use of our expertise.
